It is that time of year again. Stephen Long wants every North Carolina broker to know that CE season is upon us. If you have passed your first June 10 with a license, you will need 8 hours of CE completed before the next June 10, and that date is coming up faster than you…
Remember this one from pre-license? North Carolina is a buyer beware state, or as the Latin phrase puts it, caveat emptor. Stephen Long brings it back with a reminder for brokers and consumers alike. The buyer is expected to do their own homework, and once they close, that closing constitutes acceptance. What Caveat Emptor Really…
Ah, that pesky old Residential Property and Owners Association Disclosure Statement, affectionately known as the RPOADS. Your seller fills it out in most residential transactions, with a few exemptions set out in the statutes. Stephen Long’s reminder for listing agents is simple: read it over, and if you see an answer you know is wrong,…
The BIC in the Basement brings you a tip that can save an FHA deal before it falls apart. It is the 90 day flipping rule, as it is known with FHA mortgages. If your buyer is using an FHA loan and falls in love with a property that was purchased within the last 90…
Stephen Long is still the BIC in the Basement, and he is thinking about renaming the segment “Between Two Studs.” This tip is one every listing agent needs to hear. When the buyer agent emails you the home inspection report, whether you wanted it or not, you do not get to choose whether you open…
Still the BIC in the Basement, Stephen Long clears up a common point of confusion. The Mineral and Oil and Gas Rights Disclosure is a statutory requirement, but the key word is residential. If you are selling vacant land, the rules are different, and there is a newer form you should know about. Residential Is…
BIC in a Basement continues (not in a creepy, locked-up way, Stephen Long assures us, just where he happened to be filming that Sunday). Today’s question comes up constantly: who has to sign Form 220? The short answer is the payee and the payer. The longer answer includes a smart habit that can save you…
Last week it was BIC on a Boat. This week Stephen Long is a BIC in a Basement. The location changed, but the tips keep coming. Today he tackles the office exclusive listing, which he describes as the only way you can legally keep a listing out of the MLS. Do it right and you…
Good observation: Stephen Long is on a boat again. He records these on Sundays, he likes the lake, so why not work while he is there? This tip covers a form every broker should know: the Realtor Bill of Sale. If personal property is changing hands in your deal, this is the clean way to…
Yes, Stephen Long is still on the boat. He records these in one go on a Sunday, and on Sundays he is on the lake, so do not judge. This tip, though, is all about what is under the ground: underground storage tanks. Stephen has run into them many times, and they are a material…
Broker on a Boat continues, and this time Stephen Long is talking about endings. Once an Offer to Purchase and Contract comes to fruition, it has to wrap up somehow. It closes, it expires under its own terms, or there is a termination. What it does not do is quietly disappear because everyone stopped returning…
Still broker on a boat, Stephen Long brings a reminder that every North Carolina broker needs tattooed on their brain. The Working with Real Estate Agents disclosure needs to be reviewed with everyone at first substantial contact. Not after the third showing. Not when they are ready to write an offer. At first substantial contact….
