BIC TIP #1212: Know Your Sign Ordinance

Watch Stephen Long explain why every broker needs to know the local sign ordinance before putting out a single sign.

Directional signs are one of the oldest marketing tools in real estate, and they still work. But put one out at the wrong place or the wrong time, and it can disappear faster than a lowball offer. In this BIC TIP, Stephen Long reminds brokers to know your sign ordinance before you plant anything in the right-of-way or anywhere else.

Every Town Has Its Own Rules

Whether it is a directional sign pointing to your open house or a general advertising sign, your municipality, county, or city likely has rules about where and when it can go. Stephen notes that in many towns, the window is something like noon Friday to noon Monday. Outside of that window, your sign is fair game.

The rules are not the same everywhere, which is exactly why you cannot assume. What works in one town can get you in trouble one exit down the highway.

What Happens If You Ignore It

If your sign is found outside the allowed times or places, the town may simply take it. Some may also fine you. Signs are not free, and neither are fines, so ignoring the ordinance is a fast way to turn a marketing expense into a pure loss.

Just Call and Ask

The fix is easy. Call your town, city, or county and ask what the sign ordinance says. They will tell you. Write it down, share it with your team, and keep it handy for every market you work in.

Stephen’s three reasons to stay compliant: one, you do not lose your sign. Two, you do not lose your money. Three, you stay in business. Or, as comedian Bill Engvall would put it, here is your sign.

The Practical Takeaway

Before you put out a single directional or advertising sign, find out the local sign ordinance for that municipality. Know the allowed days, hours, and locations, and follow them every time. A quick phone call protects your signs, your wallet, and your professional reputation.
