BIC TIP #1115: Marketing Another Firm’s Listing
Reposting photos, videos, or marketing content from another firm’s listing without permission is a violation of REALTOR® Code of Ethics Article 12, even when credit is clearly given to the listing firm. Attribution alone does not create the right to reuse another broker’s marketing materials.
It is important to understand that touring a property with a client does not grant marketing rights. Showing the home, attending an open house, or previewing the property does not authorize a broker or agent to post photos, videos, or commentary about the listing on social media, websites, or other marketing platforms.
Best practice is simple: obtain clear permission from the listing firm before posting anything related to their listing. When in doubt, do not post. Respecting marketing ownership protects you from ethics complaints and helps maintain professional cooperation within the industry.
